Why does an elevator need regular maintenance?

We use the elevator every day without thinking about it, until it stops.

Regular maintenance is what lets it do its job quietly and keeps surprises down.

You do not need technical knowledge to follow it up. It is enough to know what to ask.

Here is a practical look at why maintenance matters.

Why not wait for a fault?

An elevator has moving parts, doors and control systems, and all of them wear with heavy use.

Regular checks find the tired part before it fails, so it is replaced at a convenient time instead of the elevator stopping at an inconvenient one.

Sudden faults also disrupt the people who live in or visit the building, especially older people and anyone carrying heavy luggage.

It also serves safety, because an elevator carries people.

What does maintenance usually cover?

The details differ from one company to another and from one elevator to another, but a visit usually includes:

  • Checking the doors and how they close.
  • Checking the controls, buttons and lighting.
  • Cleaning and lubricating what needs it.
  • Noting any unusual sound or vibration.

Ask the company in charge to spell out exactly what each visit covers.

If the elevator is old, ask for a full check that shows its condition and what needs attention first.

The maintenance contract

Many buildings agree on regular visits with one company under a maintenance contract.

Before you sign, read what the contract covers: the number of visits, whether parts are replaced within it or handled separately, and how urgent faults are logged.

Also ask about the length of the contract, and how it can be renewed or ended.

What matters is that what you agree is written down and clear.

Signs that call for contacting the company

Do not wait for the next visit if you notice any of these:

  • An elevator that does not stop level with the floor.
  • Doors that are slow to open or close.
  • A new sound or vibration.
  • Lights or buttons that do not work.

In these cases it is best to stop using the elevator until a qualified technician has checked it.

A simple log helps

Keep a short record of visit dates, what was done and what was noticed.

It helps you follow the elevator's condition and makes it easier to talk to the maintenance technician when needed.

If the company in charge of maintenance ever changes, this record gives the new one a clear picture of the elevator's history.
